The Law Firm’s lawyers supported a Client operating in the real estate industry in the process leading to the conclusion of a lease agreement for a business premises intended for the tenant to operate gambling arcade machines in the premises.
As the building in which the premises are located is under conservation protection, the Law Firm’s attorneys paid particular attention to the provisions regarding the execution of finishing, adaptation and arrangement works by the tenant and the regulations regarding the responsibility for obtaining necessary arrangements or consents in this respect.
Also important were the provisions regarding:
- the handover of the premises to the tenant and the associated obligations of the landlord and tenant;
- the tenant’s obligations regarding the maintenance of the premises;
- the possibility of early termination of the contract and the associated settlements;
- the rules for the tenant’s return of the premises after the end of the tenancy and the settlement of expenses incurred for the premises.
A properly prepared rental agreement allows to avoid many risks during the implementation phase.
